SPAIN REMAINS FAVORITE FOR PROPERTY
SEEKING BRITS!
Buying in Spain is becoming
increasingly popular according to Moneycorp. Dealing in foreign
exchange, their market trends show an increase in the third
trimester of 2006. Starting in the UK, buy to let has now taken
a new direction as many people are looking in Spain to invest.
There are now many low cost airlines, making it easier and
cheaper for tourists to visit . British buyers are now seeking
mortgages through Spanish banks to secure a new home, in the knowledge
that Spanish Banks would do legal checks before lending
money.
It is advisable before purchasing a new home to seek
professional legal advice.

PURCHASING A PROPERTY IN SPAIN
APPLY FOR YOUR N.I.E FIRST!
An N.I.E. (Número de Identificaión
de Extranjero - Identification number for non residents) needs
to be applied for well in advance of purchasing a property.
Recent changes in Law have stopped house purchasers from
completing at the Notory before an N.I.E. has been issued! The process can
take between 2 and 6 weeks. Once an N.I.E. has been issued there
will be need to apply for another at a later date, this number will be with you
for life. An N.I.E is also essential when applying for utility
contract, validating a driving licence, organizing personal and
local council taxes.

E.U. RESIDENCE ID CARDS TO BE ABOLISHED
(FOR E.U. RESIDENTS IN SPAIN)
The British Embassy in Madrid
has issued a statement that new legislation will end
the requirement of residence cards for E.U residents in Spain. A Royal Decree approved in February 2007,
confirms that from the 28th of March
2007, E.U. Citizens will no longer be issued with
residence cards. The new decree requires all E.U.
Citizens planning to live in Spain for more than three months
to register at the Foreigners´ Office in their
province or residence or at designated police stations in
person. They
will then be issued a certificate stating their name, address,
nationality , identity number and date of registration. Those
E.U. Citizens in Spain who already have residence cards do not
need to register until their residence card expires, then they will be issued with a certificate.
It is strongly recommended that British Citizens in Spain carry some form of identification
with them at all times!

BRITS SNAP UP MORE HOLIDAY HOMES
Britons
are buying up more and more holiday lets and self catering accommodation on the
Costa del
Sol
.
In what is seen as part of a residential tourism boom, figures
just released by Turespaña the Spanish Tourism Office, indicate
that 30,000 properties will be purchased in
Malaga
province by
the British during the next three years, while that number rises
to 150,000 for the whole country.
The Málaga figure represents an investment estimated to be
about 6,000 million euros.
Britons
currently own 90,000 homes in the Andalucía area, the average
price of which is in the region of 200,000 euros.
The
trend is connected to both a weak
UK
housing
market and the passing into law next April of a ruling that the
purchase of an overseas property may be assessed in the same way
as pension contributions with consequent tax deductions being
allowed.
Figures also show that more than half the homes purchased by
Brits abroad are located in Spain.
Many being used as self-catering accommodation and holiday lets.

Spanish Attractions
It´s little wonder that Spain is our favourite holiday destination.
This land of sun, sand and sangria ticks all the right boxes for a relaxing break.
The flight is not too long, the accommodation is good, there´s plenty to see and do
– and with 300 days of sunshine a year, there´s lots of lovely, lovely weather.
Spain is still relatively inexpensive – and this year you cold find an even better
holiday bargain than usual.
The large number of British owners looking to let out
their villas has led to an over-supply, causing rental prices to remain stable with
Millennium having no increases in 3 years! And with more new flight routes and
flexible stays of three or four nights becoming available, a short break in a villa
has become a tempting possibility.
There´s still plenty of choice if you book now.
There are beachfront pueblo houses where an early morning dip in the warm,
sparkling Mediterranean is on your doorstep. Book a centuries-old farmhouse or
traditional casa in the mountains and stroll down narrow, cobbled streets to take
tapas with the locals and join in a colourful village fiesta.

New Social Centre to be built in Frigiliana
Frigiliana Town Hall has agreed to construct a new building in Avenida Príncipe
de Asturias to be used as a social and cultural centre, explained the Public
Works and Planning Councillor, Francisco Moyano. The new centre will be open to all
the local groups an associations that organize social and cultural activities.
The Mayor, Javier López Ruiz, has pointed out that the former Castillo school
buildings are not suitable to meet the needs of all the different socio-cultural
groups and associations that have been founded in the area over the last decade.
The new centre will be built next to the existing municipal building and will have a
surface area of 700 square metres spread over basement, ground floor and first
floor. It will cost around 500,000 euros and the Town Hall has applied to the Junta
de Andalucía to subsidize some of the cost.
The existing Casa de la Cultura in the Palacio del Apero has become a museum and
exhibition gallery leaving little space for other cultural and social uses.

New Regulations for Animal traveling Abroad
New legislation will make it easier for you to take your pet cats or dogs with you
on journeys in the European Union, the Member States of the European Union have
reformed their legislation on non-commercial transport of pet cats and dogs.
So from the 3rd July 2004, countries in the European Union will apply nearly
identical veterinary requirements for pets traveling with their owners.

Top Class Golf Course for Nerja
Nerja´s long struggle to have an 18-hole Golf course in the municipality has now
taken the final step towards the fruition. The developer Med Group signed a 15
million euro agreement with Nerja´s Mayor, José Albert Armijo to acquire ground at
Valle de la Coladilla for the project´s development.

As well as the golf course, Med Group plan to construct a
four-star luxury hotel, tourist and residential accommodation, and
public leisure facilities. The signing of documents with Med Group´s
president, Jordi Robinat, formally handing over the land to the developer was the
culmination of many years efforts and frustration on the part of Nerja Town Hall.
Only recently, councillors believed the project was doomed after the
developer pulled out, citing irreconcilable differences with the Junta de Andalucia.
However, in an about turn, the problems appear to have been resolved and the project
is finally teeing off.

Med Group have undertaken to ensure the minimum impact on the environment and
have already analysed numerous aspects of the area, including its flora and
fauna, in order to be able to adopt the most appropriate methods of construction.
They estimated 400 new jobs will be created locally, with many more likely when
indirect employment is considered, and say that, when complete,
the development will have a strong economic impact on Nerja.
A 165 Million Euro Project
This will be the third such project the group has undertaken, following
Fuentes de Almuñecar on the Costa Tropical and Playa
Macenas at Mojácar. Their total investment in the Nerja Project is set
at 165 million euros, and with the papers signed, are obligated to pay a first
installment of roughly half the land purchase price to the Town Hall.
Sr. Robinat made a point of thanking Nerja groups who had worked hard in
support of building a golf course, citing in particular the local business
association, promising "one of the best, if not the best, on the
Mediterranean" with play possible in just over three years.
